  • Our valuable partnership with national home builders allows MSL Developments to exit horizontal development projects as quickly and as profitably as possible. From negotiating a single Lot Purchase Agreement for a complete takedown to phasing developments for multiple takedowns, MSL has extensive experience as the dedicated horizontal/infrastructure developer on large scale projects.

  • MSL’s experience structuring unique financing stacks for acquisition and development allows us and our partners to maximize project returns. Reducing substantial carry costs is vital to a successful project. MSL and its finance partners create financing arrangements ranging from traditional A&D debt, preferred equity vehicles, mezzanine debt, and special government bond financing issuances.

  • Often, the most challenging aspect of a project is securing necessary municipal approvals and land entitlements. MSL’s expertise in land entitlements and engineering is critical to realizing the highest and best use of any land development project.

  • MSL Developments’ experience in construction management, draw and payroll processing, securing certificate of occupancy, and managing the financing closeout and conversion lead to successful completion of the projects we undertake. An experienced construction management team is a critical component for delivery of on-time completions.

Parkland Preserve

MSL Developments, in partnership with Chase Properties, completed development of Parkland Preserve. A 300+ acre age-restricted residential oasis in St. Johns County, FL neighboring the world renowned World Golf Village. MSL accurately predicted the value of the site prior to other developers who overlooked the area…which now includes multifamily and commercial development that includes Costco, Buc-ees, Starbucks and much more. Financed in partnership with two of our preferred lenders and the creation of a Community Development District.

Parkland Preserve was completed 2021 and completed SFRs are approximately 82% sold through as of August 2022.

Unique Financing Solutions

  • Through our partnerships with private equity groups in Canada, commercial lenders in the UK and the US, and private network of investors, MSL is able create unique finance stacks to fund the simplest and most challenges real estate developments. Our expert financial analysis and pro forma teams have experience with layered projects and maximize profits and growth potential.

  • A CDD is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes, and is an alternative to municipal incorporation for managing and financing infrastructure required to support development of a community. MSL Developments has successfully established CDDs by syndicating A-1 and A-2 bond financing for large-scale real estate developments.

  • For the right project, MSL syndicates a network of limited partners for unique JV and Co-GP arrangements for the development of new projects with compelling mandates.
