MSL Capital’s value-add strategy primarily seeks to acquire existing properties that demonstrate the proposition for value creation through strategic capital expenditures, rent stabilization and hands-on property management.
 
Our opportunistic strategy generates value by acquiring multifamily properties in markets with significantly constricted supply and low vacancy rates.

  • MSL CAPITAL leverages the local teams of MSL COMPANIES to better understand investment opportunities. While we rely on data to perform diligence, we’re on the ground to better understand trends, community sentiment and likelihood for appreciation.

  • Institutional REITs (traded and non-traded) rely on CORE+ and CORE investments to minimize risk due to their lack of locality. Although these products typically generate reliable low yield income, they require significantly longer hold periods to realize appreciation in value. MSL CAPITAL’s active investing approach allows us to invest in value-add properties with shorter paths to significant appreciation.
