MSL completed development of Parkland Preserve. A 290+ acre age-restricted residential oasis in St. Johns County, FL neighboring the world renowned World Golf Village. We accurately predicted the value of the site prior to any other developer — which now includes multifamily and commercial development that includes Costco, Buc-ees, Starbucks and much more. Financed in partnership with two of our preferred lenders and the creation of a Community Development District.

This real estate presented MSL with an opportunity to develop, ground-up, a residential product in the third fastest growing county in the United States. MSL chose to develop an 55+ age-restricted community to save on taxes and impact fees, and to improve marketability to what MSL predicted will be an influx of individuals seeking to relocate from northern states and Canada to locations with more ideal weather conditions and economic value. Our conviction in our investment thesis proved accurate.

MSL managed all aspects of the development, from site acquisition, entitlements and rezoning the DRI and PUD, construction management, to sell-through.

By developing over 290 acres, MSL created downstream value for the area allowing us to make secondary acquisitions of neighboring properties.
